Questions and answers
Planning
Do I need planning permission for an extension?
Many single-storey rear extensions fall under permitted development, while double-storey extensions, wraparound extensions and some loft conversions often need planning permission or a lawful development certificate. Everstone tells you where your project sits during the free feasibility check.
Do you handle planning applications?
Yes. Everstone can prepare and manage planning applications, lawful development certificates and building regulations submissions, working with an architect or designer where one is needed.
Do I need a party wall agreement?
You need to serve notice under the Party Wall etc. Act 1996 if you build on or alter a shared wall, or dig foundations within a set distance of a neighbour's building. Everstone identifies this at the feasibility stage so notices can be served in good time.
Costs
How much does an extension cost in South Manchester?
As a guide, single-storey extensions in South Manchester and Cheshire typically start from around £2,000 to £2,800 per square metre plus VAT for the build, before kitchens and finishes, and loft conversions typically cost around £25,000 to £35,000 plus VAT for a rooflight conversion and £40,000 to £60,000 plus VAT for a dormer. Everstone gives a realistic range before any drawings are done.
How do payments work?
Everstone works on staged payments linked to agreed milestones in the programme, so you pay for work as it is completed rather than a large sum up front.
Do you accept card payments?
Yes. Everstone accepts card payments.
Design
Do you do the drawings and structural calculations?
Yes. Everstone can work with your architect or arrange the drawings, and structural calculations are handled by the company's director, Dr Omid Khalaj, a Chartered Civil Engineer (CEng MICE).
Timelines
How long will my project take?
A typical single-storey extension takes around 10 to 16 weeks on site and a loft conversion takes around 6 to 12 weeks. Everstone agrees a written programme with you before work starts.
Insurance
Are you insured?
Yes. Everstone Build & Development Ltd is fully insured, with public liability and employer's liability insurance, and the company is led by a director with over 20 years of experience in construction and civil engineering.
Process
Is the feasibility check really free?
Yes. The feasibility check is a call with Omid and, where the project is a good fit, a site visit and itemised quotation, with no charge and no obligation.
Can I live in the house during the work?
Most families stay at home during an extension or loft conversion because much of the early work happens outside or from scaffolding. Larger renovations can be easier with the house empty, and Everstone discusses the options before the programme is agreed.
What happens after I send an enquiry?
Omid or his team reviews your answers and calls you to talk through the project, then, if it is a good fit, books a free site visit and prepares an itemised quotation.
Do you take on insurance work?
Yes. Everstone undertakes insurance work, such as repairs and reinstatement after damage, as well as planned building projects.
Guarantees
Do you offer a guarantee?
Everstone sets out the guarantee that applies to your project in writing with your quotation, so you know what is covered and for how long before you commit.
