Everstone carries out building renovations and full home refurbishments across South Manchester and Cheshire, from strip-out to final clean. We handle structural alterations, new layouts, rewiring, plumbing, heating, kitchens, bathrooms and decoration under one team. Whether you have bought a period property that needs everything doing, or you are finally reconfiguring the house you have lived in for years, a full renovation is a big undertaking. It needs one team that can handle the structure, the services and the finish, and one person who is accountable for all of it.

That is how Everstone works. Structural alterations, knock-throughs, new layouts, rewiring and plumbing, kitchens, bathrooms and decoration, managed end to end by an engineer-led team with 20 years of completed projects across South Manchester and Cheshire.

What types of renovations, alterations and full refurbishments do we build?

Whole-house refurbishments

Stripping a property back and renewing services, plaster, joinery, kitchen, bathrooms and decoration throughout.

Layout changes and open-plan living

Removing or moving walls to create open-plan kitchen and living spaces, with the steelwork designed in-house.

Flat renovations

Full refurbishments of apartments, including services upgrades and underfloor heating, planned around the building's rules and neighbours.

Renovation with extension

Many of our projects combine an extension with a full refurbishment so the whole house is finished to one standard.

The process

What is involved in your renovations, alterations and full refurbishment?

  1. Survey and scope

We look at the structure, damp, services and layout, and agree a clear scope so nothing is left as a vague allowance.

  2. Structural and design work

Knock-throughs and new openings are designed by our Chartered Engineer director, with calculations for building control.

  3. Services

Rewiring, plumbing, heating and underfloor heating are coordinated so they are done once, in the right order.

  4. Finishes and handover

Plastering, joinery, kitchens, bathrooms, flooring and decoration, followed by a snag list and handover.

Costs guide

How much do renovations, alterations and full refurbishments cost in South Manchester?

For an initial budget, a substantial internal refurbishment typically needs £800 to £1,400 per m² plus VAT for core building works. For a 90 m² property, that equates to approximately £72,000 to £126,000 plus VAT before the additional items described below. A lighter renovation will usually need a smaller, scope-specific budget.

The core guide assumes internal strip-out, standard electrical and plumbing renewal, routine heating alterations, plaster repairs, basic joinery and standard decoration. Kitchen units and appliances, bathroom fixtures and tiles, final flooring, extensions, major structural alterations, roof replacement, external works, specialist remediation and professional fees are additional. Your quotation identifies any agreed supply allowances and provisional items.

Guide prices exclude VAT and were last reviewed September 2026. They are benchmark-informed guides, not fixed quotations. Your itemised quotation confirms the scope, specification and exclusions. The agreed price applies to that scope; changes in scope or price are agreed in writing before the additional work proceeds.

What affects the price

  • The condition of the existing structure, roof and services
  • How much of the layout is changing
  • Whether the property is occupied during the work
  • Kitchen, bathroom and finish specification

Indicative programme

Allow around 10 to 18 weeks on site for a substantial internal refurbishment, with longer programmes for structural alterations, extensive services replacement or work phased around an occupied home.

The programme is time on site. Design, permissions, procurement and the wait for a start date are additional.

Renovations & refurbishments: frequently asked questions

Can you manage a whole-house renovation from start to finish?

Yes. Everstone manages whole-house renovations end to end, including structural alterations, services, kitchens, bathrooms and decoration, with one point of contact throughout.

Can I live in the house during a full renovation?

Some families stay at home during a renovation by working room by room, but a full strip-out is usually quicker and safer with the house empty. Everstone discusses the options before the programme is agreed.

Do I need building regulations approval for a renovation?

Can you remove a load-bearing wall?

Yes. Everstone removes load-bearing walls with beams designed by the company's Chartered Civil Engineer director and approved by building control.

How do payments work on a renovation?

Everstone works on staged payments linked to agreed milestones in the programme, so you pay for work as it is completed.

Can you renovate a flat as well as a house?

Yes. Everstone has completed full flat renovations, including rewiring, new plumbing and underfloor heating throughout, planned around the building's rules and neighbours.
