Commercial building and refurbishment

Engineer-led building work for businesses, landlords and investors.

Everstone carries out commercial building work across South Manchester and Cheshire, including refurbishments, structural alterations, extensions and fit-outs for businesses and landlords. The company is led by Dr Omid Khalaj, a Chartered Civil Engineer with over 20 years of experience across residential, commercial and infrastructure projects, and is fully insured.

Commercial clients need a contractor who understands structure, programme and accountability. Downtime costs money, and surprises on site cost more.

Our director has over 20 years of experience across residential, commercial and infrastructure projects. Because our director is a Chartered Civil Engineer, structural questions are answered in-house, and we can take on work that involves alterations to the building itself as well as the finish.

We are a small, director-led company with a team of 2 to 10 people, so commercial clients deal directly with the person responsible for the work. That keeps decisions quick and communication clear, whether the project is a single shop unit or the refurbishment of a whole building.

Costs guide

How much do commercial building work cost in South Manchester?

Commercial work is priced against the premises, specification, services, access and operating requirements. We provide an itemised project quotation plus VAT where applicable. Phased delivery and work outside normal business hours are identified separately.

Indicative costs for commercial building work
ItemGuide range
Commercial building workProject-specific quotation plus VAT where applicable

Your quotation sets out the agreed works, supply allowances, professional and statutory fees, exclusions and any provisional items. Office refurbishment, structural alterations and specialist premises have different cost profiles, so a generic per-square-metre figure would not provide a dependable budget.

Guide prices exclude VAT and were last reviewed September 2026. They are benchmark-informed guides, not fixed quotations. Your itemised quotation confirms the scope, specification and exclusions. The agreed price applies to that scope; changes in scope or price are agreed in writing before the additional work proceeds.

What affects the price

  • The premises, its condition and access
  • Specification and building services
  • Operating requirements and phased delivery
  • Work outside normal business hours

Indicative programme

We agree the programme after reviewing the scope, approvals, access, procurement and any requirement to keep the premises operational.

The programme is time on site. Design, permissions, procurement and the wait for a start date are additional.
