Structural & civil works
Knock-throughs, steelwork, foundations, underpinning and ground works.
Structural & civil worksFrom the ground up, engineered properly.
Everstone builds new homes and small residential developments across South Manchester and Cheshire for private clients, landowners and investors. Our director, Dr Omid Khalaj, is a Chartered Civil Engineer and Registered Ground Engineering Professional, so groundworks, foundations and structure are handled with an engineer's eye from day one.
Building a new home, or a small development of a few houses, is a different kind of project from an extension. The ground, drainage, services and structure all start from scratch, and mistakes early on are expensive later.
Our director brings over 20 years of experience across residential, commercial and infrastructure work. With a Chartered Civil Engineer leading the company, we can look at a plot, the ground and the proposed design and give you a practical view on how it should be built.
We work with private clients building a single home, landowners making the most of a plot, and investors delivering a small number of new homes. In each case we aim to give a straight answer early on: what the site needs, what the risks are, and how the build should be sequenced.
Building a single new house for a private client, working from your architect's approved design.
Demolishing an existing house and building a new one on the same plot, subject to planning.
A few new homes for landowners or investors, from groundworks to handover.
Converting and refurbishing buildings into homes, including structural and services upgrades.
We review the ground, access, drainage and services early, drawing on our director's ground engineering background.
We work with your architect and consultants, and handle the structural design where required.
Foundations, drainage, frame or masonry, roof and weathertight shell.
Services, finishes, external works and building control completion, with a clear handover.
A written programme, an itemised quotation and staged payments against agreed milestones, so you can see progress and spending line up throughout the build.
For an initial construction budget, allow £2,200 to £3,200 per m² plus VAT where applicable for a new home with a standard to good specification on a straightforward site. Qualifying new-home construction may be zero-rated; your quotation confirms the applicable VAT treatment. Bespoke architecture, premium finishes and complex sites can cost more.
| Item | Guide range |
|---|---|
| New home, standard to good specification, straightforward site | £2,200 to £3,200 per m² plus VAT where applicable |
| Bespoke architecture, premium finishes, complex sites | Can cost more |
The guide covers the house construction, standard foundations, structure, roof, windows, building services and internal finishes, with kitchen and bathroom supply allowances defined in the quotation. Land, demolition, professional and statutory fees, utility connection charges, abnormal groundworks, extensive landscaping and exceptional site infrastructure are additional.
Guide prices exclude VAT and were last reviewed September 2026. They are benchmark-informed guides, not fixed quotations. Your itemised quotation confirms the scope, specification and exclusions. The agreed price applies to that scope; changes in scope or price are agreed in writing before the additional work proceeds.
Allow around 9 to 15 months on site for a typical bespoke single house, depending on size, construction method and specification. Planning, design, procurement and any pre-construction conditions require additional time.
The programme is time on site. Design, permissions, procurement and the wait for a start date are additional.
