Structural and civil works: steelwork, foundations and ground

Your project is led by a Chartered Civil Engineer from the first conversation to final handover.

Everstone carries out structural alterations, steel beam installations, knock-throughs and foundation work across South Manchester and Cheshire. Our director, Dr Omid Khalaj, is a Chartered Civil Engineer (CEng MICE) and a Registered Ground Engineering Professional, so the design, calculations and build are handled by one accountable team.

Removing a wall, widening an opening or building on difficult ground needs more than a builder's rule of thumb. The beam has to be sized, the loads have to go somewhere safe, and the foundations have to suit the ground.

At most building firms that means waiting for a separate engineer. At Everstone the director is the engineer. Dr Omid Khalaj holds a PhD, is chartered with the Institution of Civil Engineers, and is a Registered Ground Engineering Professional, which is particularly relevant to foundations and difficult ground.

That combination means one team is responsible for the design and the build, so there is no gap between what the engineer intended and what happens on site.

What types of structural and civil works do we build?

Knock-throughs and wall removal

Opening kitchens into dining rooms, or creating open-plan living, with steel beams and padstones designed for your house.

Steel beams and frames

Supply and installation of steel for extensions, loft conversions and wide glazed openings.

Foundation solutions

Foundations for extensions near trees, drains or poor ground, including deeper or specialist designs where the ground calls for it.

Challenging sites and complex builds

Sloping plots, restricted access and unusual structures, planned from the ground up.

The process

What is involved in your structural and civil work?

  1. Inspection

We look at the existing structure, what is above the wall, and the ground conditions.

  2. Design and calculations

Beam sizes, bearings, temporary support and foundations are designed in-house and submitted to building control.

  3. Temporary works and installation

The structure is propped safely, the steel is installed and the openings are made good.

  4. Sign-off

Building control inspects the work, and you receive the paperwork for your records and any future sale.

Costs guide

How much do structural and civil works cost in South Manchester?

For a straightforward internal load-bearing wall opening with a single steel beam, allow around £2,000 to £5,500 plus VAT for installation and basic making good. Large openings, multiple steels, external wall alterations, underpinning and other groundworks require a project-specific quotation.

The guide covers temporary support, removal of the relevant wall section, installation of the specified steel and bearings, necessary fire protection and basic local plaster repairs. Structural design and calculations are itemised separately where needed, alongside building-control fees. Service diversions, replacement flooring, full decoration and additional work revealed by inspection are additional.

Guide prices exclude VAT and were last reviewed September 2026. They are benchmark-informed guides, not fixed quotations. Your itemised quotation confirms the scope, specification and exclusions. The agreed price applies to that scope; changes in scope or price are agreed in writing before the additional work proceeds.

What affects the price

  • The span of the opening and the loads above
  • Access for the steel and temporary support
  • Ground conditions and foundation depth
  • Making good, plastering and decoration afterwards

Indicative programme

A straightforward opening may take around 3 to 7 working days on site, with extra time for plaster drying and finishing. Complex structural or groundworks programmes are agreed after the design and investigation work.

The programme is time on site. Design, permissions, procurement and the wait for a start date are additional.
