House extensions in Manchester and Cheshire

Single-storey, double-storey, rear, side, front and wraparound extensions, engineered properly from the first sketch.

Everstone Build & Development designs and builds house extensions across South Manchester and Cheshire: single-storey, double-storey, rear, side, front and wraparound extensions. Every project is led by Dr Omid Khalaj, a Chartered Civil Engineer (CEng MICE), so the structural design is done properly before work starts, and we manage the whole project from design to handover.

A well-designed extension changes how a home works. A kitchen that opens onto the garden. A proper utility room. A fourth bedroom without moving house. Everstone has been designing and building extensions across South Manchester and Cheshire for more than 20 years, and every project is led by a Chartered Civil Engineer.

That matters more than it sounds. The structural design is where extensions succeed or fail: the size of the openings, the steel that carries the upper floor, the foundations near that old drain. Because our director is the engineer, those decisions are made properly and considered from the outset. You get a more ambitious design, a more accurate quote, and a build with far fewer surprises.

What types of house extensions do we build?

Rear extensions

The most common way to add a larger kitchen, dining or family room. Many single-storey rear extensions can be built under permitted development, and we will confirm where yours sits.

Side return and side extensions

Ideal for semis and terraces with a narrow strip beside the house. Infilling the side return often creates a far wider kitchen without eating into the garden.

Wraparound extensions

A combined side and rear extension that reshapes the whole ground floor. These usually need planning permission and careful steelwork at the corner, which is where our engineering background helps.

Kitchen-diners and garden rooms

Open-plan spaces with wide glazing to the garden. We design the beams and supports so you can have the openings you want, not the ones a standard design allows.

Double-storey rear extensions

A larger kitchen-diner on the ground floor with an extra bedroom, en-suite or bigger landing above. Often the most efficient way to add both living space and a bedroom.

Double-storey side extensions

Common on detached and semi-detached homes with space to the side. The roof design and the set-back from the front are important for planning.

Extensions with full refurbishment

Many of our projects combine the extension with a new layout and a full internal refurbishment, so the old and new parts of the house work as one.

Front extensions and porches

A larger entrance, porch or front room. Front extensions are more visible, so planning and design are considered carefully, and we confirm what is allowed for your street.

The process

What is involved in your house extension?

  1. Feasibility and design

We visit, look at the structure, drains, boundaries and ground, and tell you what is realistic. We can work with your architect or arrange drawings.

  2. Planning and building regulations

We confirm whether you need planning permission or a lawful development certificate, and prepare what building control needs, including structural calculations from our Chartered Engineer director.

  3. The build

Foundations, drainage, walls, steel, roof, glazing, then first fix, plastering and second fix. One point of contact runs the programme and keeps you updated.

  4. Finishing and handover

Flooring, decoration and the kitchen fit, followed by building control sign-off and a walk-through with you before we hand over.

These guides cover standard foundations, structure, roof, insulation, standard windows and external doors, plastering and basic electrical and heating connections. Kitchen units, appliances, bathroom fittings, final flooring and decoration are priced separately. Design and professional fees, planning and building-control charges, abnormal foundations, substantial drainage diversions and premium glazing are additional.

Guide prices exclude VAT and were last reviewed September 2026. They are benchmark-informed guides, not fixed quotations. Your itemised quotation confirms the scope, specification and exclusions. The agreed price applies to that scope; changes in scope or price are agreed in writing before the additional work proceeds.

What affects the price

  • The size of the openings and how much steel is needed
  • Ground conditions and the depth of the foundations
  • Drains or sewers running under the footprint
  • Roof type, glazing and the level of specification
  • Access to the rear of the property

Indicative programme

Allow around 10 to 16 weeks on site for a straightforward single-storey extension, 12 to 18 weeks for a wraparound and 14 to 22 weeks for two-storey work. We agree the programme once the design, approvals and specification are settled.

The programme is time on site. Design, permissions, procurement and the wait for a start date are additional.

FAQs

House extensions: frequently asked questions

Do I need planning permission for a house extension?

Many single-storey rear extensions fall under permitted development, while double-storey and wraparound extensions usually need planning permission. Everstone confirms where your project sits during the free feasibility check.

How much does a single-storey extension cost in Manchester?

As an initial construction budget, allow £2,000 to £2,800 per m² plus VAT for a straightforward single-storey extension, before kitchen units, bathroom fittings, final flooring and decoration. Design fees, planning and building-control charges are additional.

How long does a single-storey extension take to build?

Allow around 10 to 16 weeks on site for a straightforward single-storey extension. Everstone agrees the programme once the design, approvals and specification are settled.

Do you provide the structural calculations?

Yes. Structural calculations for Everstone extensions are handled by the company's director, Dr Omid Khalaj, who is a Chartered Civil Engineer (CEng MICE).

Can I stay in the house while the extension is built?

Most families stay at home during an extension because the early work happens outside. There is usually a short period without a kitchen when the new space is connected to the house, and Everstone plans that with you in advance.

Will I need a party wall agreement?

You may need to serve notice under the Party Wall etc. Act 1996 if you build on or near a shared boundary or dig foundations close to a neighbour's. Everstone flags this at the feasibility stage so notices can be served in good time.

Does a double-storey extension need planning permission?

Most double-storey and wraparound extensions need full planning permission, although some two-storey rear extensions can be permitted development if they meet strict size and distance rules. Everstone checks this during the free feasibility check.

Is a double-storey extension better value than a single-storey one?

A double-storey extension often gives more space for the money because the foundations and roof are built once but serve two floors. Whether it suits your home depends on planning, the plot and your budget.

Can we live in the house during a double-storey extension?

Many families stay at home during a double-storey extension, especially while the new structure is built outside. Everstone plans the break-through into the house so the most disruptive stage is kept short.

Who designs the steelwork for a wraparound extension?

At Everstone the steelwork for a wraparound extension is designed in-house by Dr Omid Khalaj, a Chartered Civil Engineer, which allows wide corner openings without unnecessary posts.

Can a double-storey extension be combined with a loft conversion?

Yes. Everstone has completed projects that combine a double-storey extension with a dormer loft conversion and a full refurbishment, which you can see on the Our Work page.

How much does a double-storey extension cost?

For a two-storey extension, allow £1,800 to £2,500 per m² plus VAT across the combined new floor area of both storeys, before fittings, flooring, decoration and professional fees. Your itemised quotation confirms the scope.
