Everstone converts integral and attached garages into home offices, bedrooms, playrooms and utility rooms across South Manchester and Cheshire. Our director, Dr Omid Khalaj, is a Chartered Civil Engineer, so we check the existing slab, walls and lintels before design. A converted garage becomes a warm, insulated room built to current building regulations.
Many garages in South Manchester and Cheshire are used for storage rather than cars. Converting one can give you a home office, a playroom, a ground-floor bedroom or a larger kitchen and utility, without building anything new outside.
A good garage conversion is more than a stud wall and a window. The floor usually needs raising and insulating, the old garage door opening needs a proper wall and foundation, and the walls and roof need upgrading so the room is as warm as the rest of the house. We check all of this at the start.
A quiet, separate workspace with good light, insulation and data points.
A ground-floor bedroom for a relative or guests, sometimes with a shower room if the drainage allows.
Extra living space close to the kitchen, often with a wide opening into the house.
Opening the garage into the kitchen to create a larger kitchen-diner with a separate utility room.
We look at the slab, the walls, the lintel over the door and any roof over the garage to decide what needs strengthening.
Internal garage conversions are often permitted development, but some estates had those rights removed by a planning condition. We check your title and planning history and confirm what is needed.
Insulation, ventilation, fire safety and the new wall foundation all need building control approval.
Infilling the door opening, raising the floor, insulating, electrics, plastering and decoration, finished to match the rest of the house.
Converting a sound existing single garage into a habitable room typically needs £15,000 to £22,000 plus VAT. A straightforward double-garage conversion typically needs £25,000 to £35,000 plus VAT. An annexe with a kitchen or bathroom requires a separate assessment.
| Item | Guide range |
|---|---|
| Single garage conversion | £15,000 to £22,000 plus VAT |
| Double garage conversion | £25,000 to £35,000 plus VAT |
| Annexe with a kitchen or bathroom | Separate assessment |
These guides assume the existing roof and structure are suitable. They cover insulation, replacing the garage door with an infill wall and standard window, electrical work, connection to suitable existing heating, plastering, standard decoration and basic floor finishes. New bathrooms or kitchens, major roof or slab repairs, substantial drainage work, design and statutory fees are additional.
Guide prices exclude VAT and were last reviewed September 2026. They are benchmark-informed guides, not fixed quotations. Your itemised quotation confirms the scope, specification and exclusions. The agreed price applies to that scope; changes in scope or price are agreed in writing before the additional work proceeds.
Allow around 3 to 5 weeks on site for a straightforward single garage and 5 to 8 weeks for a double. Plumbing, structural repairs and annexe requirements may increase this.
The programme is time on site. Design, permissions, procurement and the wait for a start date are additional.

A full property refurbishment, including wall removals and a garage conversion, to create a spacious open-plan kitchen, dining and living area with a modern and airy feel.
Many internal garage conversions are permitted development, but some newer estates have had those rights removed by a planning condition. Everstone checks your planning history before work starts.
Yes. A garage conversion needs building regulations approval because it creates a habitable room, which brings requirements for insulation, ventilation, fire safety and the new wall foundation.
Most garage floors sit lower than the house and are not insulated, so they usually need raising and insulating. Everstone checks the existing slab during the feasibility visit.
A garage conversion can include a shower room or toilet if the drainage can be connected. Everstone checks the drainage route before design.
A garage conversion usually costs less than an extension of similar size because the walls and roof already exist. The real saving depends on how much the existing structure needs upgrading.
